1. Send me the parcel.

A parcel number (like 24-0016.001) or an address in Scioto County. Tell me the sale you're looking at if you know it. Photos are optional.

  2. I pull the records and check them.

County auditor data, taxes and delinquency, flood zone, sale-list status, nearby recorded sales and the official links you'll need. Every figure cites its source, and I review the whole thing myself.

  3. You get your report within 24 hours.

A PDF you can read on your phone. Take your questions to the county offices or your title company before sale day.

Where the data comes from

  • Scioto County Auditor property records and the Scioto County Engineer's public GIS (parcel, values, taxes, latest sale)
  • Scioto County Sheriff's posted sale lists (foreclosure online auction and delinquent tax sale)
  • U.S. Census Bureau (school district, Census tract)
  • FEMA flood maps (or a clear “Unverified” with the link, when it can't be confirmed automatically)
  • Official search pages for the recorder, courts and probate (links only)

Public data is pulled politely, following each site's rules. If something can't be pulled from a reliable public source, the report says “Not available” and why. Nothing is made up.

What it isn't

  • Not an appraisal or opinion of value
  • Not a title search or title opinion
  • Not a survey or a home inspection
  • Not legal, tax, insurance or lending advice
  • Doesn't search liens, deeds, court or probate records (it links you to the official searches)
